ActiveStar Realty LLC is a Licensed Real Estate Company in Florida. Our Agents are considered Licensed Real Estate Agents. You can Legally Collect Commission because you are considered ACTIVE with our Brokerage thru the DBPR.
2. Do you hire part time Agents?
Yes, We have many different kinds of Agents with our Brokerage, Agents with other full time jobs, New Agents that just got there license. Retired Agents that want to keep there license Active, Agents that live in other states, Agents that just don't want to pay over $1000.00 just to keep there license active!
3. Could I register a buyer with a New Builder and get paid ?
Yes Absolutely... You would need to get conformation in writing from the builder as to the terms and timeframe of payment to ActiveStar Realty LLC and you would get 90% of the co-op commission
4. Do I really get 90% Commission?
YES, Example... You want to purchase a property for yourself and you want to get the co-op commission. Example: $400K sale and 3% co-op We will show you how you can get 90% of the $12,000 commission (that's $10,800 paid to you and Active Agent with ActiveStar Realty LLC.
Another Example... If you refer a client you will receive 90% of a 25% Referral Fee received when the property closes. Example a referral sells for $300K and total commission is 3% co-op and 25% is the referral paid which equals $2250 then you would get 90% which equals $2,025.00 because you are an ACTIVE agent with ActiveStar Realty LLC.
5. Do I need to keep my education current?
Yes, You MUST keep your continuing education current in order to keep your license in an Active status.
6. Am I considered a Realtor ?
No, This name belongs to the National Association of REALTORS. You do not pay any association fees, but legally you are entitled to get paid as a Active Licensed sales associate with ActiveStar Realty LLC.
7. Can I List and Sell Real Property?
Because your license would be Active you may perform all Real Estate Services allowed under Florida Statute. However this is very difficult because you would not have access to the MLS or Realtor Forms. However there are lots of Public MLS with APPS for detail information.. If you want to list a property than there are List for Service Brokers for you. Always remember you will need to identify that you are a Licensed Real Estate Agent. It is easy to refer clients and receive a commission. It is also possible for you to buy properties and receive the co-op commission. You can also register a buyer with a Home builder and paid commission!
8. I'm about 100+ miles away from you... can I still sign up with you ?
Yes, Absolutely... We are licensed in the entire state of Florida!
9. Can I still get Legal Tax Write-offs ?
You would still be an Independent contractor 1099 -- But always consult your Accountant/CPA
10. If I want to buy a property Listed in MLS ?
YES, because you will be Active with ActiveStar Realty LLC. you would be able to receive the co-op commission. It would be paid to ActiveStar and we would pay you the 90% commission!
11. Can I refer a buyer or seller lead anywhere in the states?
Yes Absolutely... We have a company referral form you would use and you can send it to an out of state Agent/Broker if you wish and collect 90% of the referral commission you request of that agent to pay.
12. What is the benefit of keeping my license active if I really don't work in the field anymore?
